Landlord FAQs

Landlord questions, answered.

We don't rush the process — the right tenant matters more than the fastest one. During void periods we market proactively across online portals, pre-assess all applicants on affordability and credit before arranging viewings, and present only the strongest candidates. Speed comes from preparation, not pressure.
Every applicant goes through our five-step vetting process: affordability checks, full credit search, previous landlord reference, Right to Rent verification, and a UK-based homeowner guarantor where applicable. Nothing proceeds until we're satisfied.
We act quickly. Rent arrears are monitored from day one and we follow a clear escalation process — prompt communication with the tenant, formal notices where required, and legal proceedings if necessary. You'll be kept informed at every stage.
Yes. Tenants report repairs through our dedicated portal. We aim to respond within 24 hours for non-emergency issues, with contractors booked within 48 hours. Emergency issues are dealt with immediately. All works are carried out with your prior approval.
We carry out an initial inspection at 8 weeks, then routine inspections every 6 months thereafter. Each inspection produces a written report with photographs, sent directly to you.
Yes. WG Property is a member of the Property Redress Scheme, registered with the ICO, and all deposits are protected through TDS. We operate in full compliance with current lettings legislation.
We manage the full compliance cycle — Gas Safety (annual), EICR (every 5 years), EPC (every 10 years), Smoke and CO alarm testing at the start of each tenancy, Right to Rent checks and deposit registration. Nothing is left to chance.
Absolutely — portfolio landlords are at the heart of what we do. We offer consolidated monthly reporting, regular rent reviews and a direct line to a director for landlords with multiple properties. The more properties you have with us, the more streamlined the experience.
No. WG Property is not VAT registered, so the fees you see are the fees you pay. No hidden additions.
Yes, and it is more straightforward than most landlords expect. You will need to serve notice to your current agent in line with your contract, but we will liaise with them directly to make the transition as smooth as possible and ensure nothing falls through the gap.
