Project Management Fee

Where maintenance works exceed £500 (inc. VAT) and are arranged through our approved contractor network, a 10% project management fee applies. This covers contractor instruction, access coordination, and quality sign-off on your behalf.

Your Own Contractors

Administration Fee

If you prefer to appoint your own contractors, we're happy to assist with access and communication. A 10% administration fee applies to invoices handled on your behalf.

All works are carried out with your prior approval.

Our average time to let is 11 days from instruction across HU5 and HU6 stock, dependent on price and condition.
We use a full referencing process including credit checks, employment verification, previous landlord references and right-to-rent checks.
We have a structured arrears process beginning at day one of any missed payment. We also offer rent protection insurance for added security.
Yes. Under Full Management we operate a 24/7 maintenance line and have an approved network of vetted contractors.
Periodic inspections are carried out at 3 months for new tenancies, then every 6 months thereafter, with photographic reports sent to the landlord.
Yes. We are members of the Property Redress Scheme, registered with the ICO, and protect deposits via the Tenancy Deposit Scheme (TDS).
Gas safety, EICR, EPC, smoke and CO alarms, and legionella risk assessments.
Yes. Full Management scales comfortably across multiple properties — portfolio landlords get the same transparent fee structure with consolidated reporting and a single point of contact.
