You Don't Need to End the Tenancy to Change Agent
This is the point that catches most landlords out. Your tenancy agreement is between you and your tenant - it has nothing to do with which agent manages it. Switching agents simply means a different company takes over the day-to-day management: rent collection, maintenance, inspections and compliance. Your tenant stays exactly where they are, on the same terms, with no need for a new agreement.
Most tenants barely notice the change beyond a letter or email introducing the new point of contact and, where relevant, updated rent payment details.
What the Handover Process Actually Involves
A properly managed transfer typically covers the following steps. None of it requires the tenant to sign anything new or move out - it's an administrative handover, not a change to their tenancy.
Notice to Your Current Agent
Usually a simple written notice in line with your management agreement's notice period.
Deposit Transfer
Moved to the new scheme provider, or confirmation it's already correctly protected.
Tenant Notification
A clear letter or email explaining the new arrangements, sent before or alongside the transfer date.
Compliance Documents
Gas safety certificate, EICR, EPC and any other statutory paperwork passed across.
Payment Details Updated
Standing order or payment details updated so rent continues without interruption.
A Clean Handover Date
Agreed in advance so there's no overlap or gap in management.
Common Reasons Hull Landlords Change Agent
A few patterns come up repeatedly among landlords who get in touch about switching:
- Poor communication - not hearing back from an agent, or only finding out about issues after they've become urgent
- Rising fees without added value - costs creeping up with no clear justification
- Inherited a tenant from a previous owner or agent and want a fresh, transparent management setup going forward
- Self-managing and it's become too much - particularly since the Renters' Rights Act changes, which have added more for landlords to stay on top of, including the move to periodic tenancies and the end of Section 21
- A portfolio outgrowing a smaller or less organised agent, with reporting and communication not keeping pace
Worth noting: If any of these sound familiar, it's usually worth a conversation before assuming a switch is complicated - in most cases it isn't.
What to Check Before You Switch
A few practical things worth confirming with your new agent upfront:
- What's the required notice period with your current agent, and when does it end?
- Will there be any void period in management, or is the transfer date fixed in advance?
- Is your deposit currently protected correctly, and how will it be transferred?
- Are your compliance certificates (Gas Safety, EICR, EPC) current, and will the new agent confirm this as part of onboarding?
A good agent will handle most of this on your behalf rather than leaving you to chase your outgoing agent for documents.
